Hi there,

Our company name is HelpHost aka Chicago Airbnb Management.

We are a new-age property management company. We help owners and investors put their homes on autopilot using airbnb for effortless rental income. For brokers, the idea is to help you make extra money while the unit is vacant because our services can be turned "on/off" at anytime.

Returns are upwards of 22-65% compared to yearly leases and the market continues to grow FAST! We are currently located in Chicago and we're looking for residential brokers to partner with so we can make it a win-win-win for everyone.

This is a great idea and welcome to the site.

When I first read your post, I thought your firm was leasing the property for a fixed period and sub-leasing(if that is correct? I think AirBnB is more like hotel accommodations, no?) to AirBnB guests. But, your site indicates that property owners can cancel their contract/lease with your firm any time. So, is this like a month-to-month lease? Week-to-week?

Having used AirBnB, I'm guessing the property owner can't really cancel on the spot because of existing reservations. So, how would cancellations work?

If the units are "vacant", who supplies the basic furnishings . . . . or must the Guests bring their own ?

In some areas, vacant means no occupants, not a lack of furnishings.

That's reasonable; around here we'd go ahead and actually say "furnished"; but I don't recall ever having any furnished houses For Sale anyway.

And besides, who'd attend to changing linens and washing dishes and general cleaning and vacuuming in between Occupants and taking out the garbage . . . . I don't even have a Maid or Housekeeper on call.

Who provides the Insurance on the furnishings, the HomeOwner/Seller ? . . . . and who inventories and values the furnishings in advance, just in case there's a loss and something valuable walks off ?

I guess I'd pass . . . . just thinking about it is getting me tuckered out !

And this applies to AirBnB, which is more like hotel accommodations than it is like real estate.

If the vendor ever comes back and replies, we might have a sense of how the program works WRT cancellation, insurance, cleaning, etc.

I do know from being an AirBnB user that cleaning is a normal expense added on to the room rental rate, usually as a fixed cost. The room/house/apartment might rent at $100/day with a $10/day cleaning fee on top. Or the cleaning fee might be a lump sum added to the total rental fee.

My E&O POlicy doesn't anticipate it; I would need another Endorsement.

I would think that a commercial general liability policy would also be needed in addition to your E&O policy. And the property owner would likely need to confirm that their existing policy would cover AirBnB.

I can't wait for the vendor to come back. So many questions.
