Me(civil engineer) and two of my friends(electronics & software engineer and a major in the army) are planning to start a real estate firm. We just started our jobs(so no big capital). How should we approach the business??

What does Sri Lanka require for the Licensing of Real Estate Brokers ?

Of the three of you, who has any experience in the industry or passed the required Examinations ?

Sri Lanka does not have a formal system of registration of certification for real estate brokers and agents. Neither one of us have any experience in real estate business. I read some books by Garry Keller and some books about marketing. All 3 of us have good jobs. But we want to start our own business. How can we start. Should one of us quit our jobs or should we wait till our customer base is strong?.But with our jobs, it is vary hard to manage time for the business.

If the Sri Lankan Government has no involvement in regulating their Real Estate Industry, maybe it would be best to go to work for/with a Firm that's already in that business and try to learn from them . . . . WITHOUT picking up any bad habits ?

No regulation may not continue forever. Have you read the University of Sri Jayewardenepura paper mentioned in this Article ?

Than you very much for your help Dale. "The fair deal" concept is not practiced in Sri Lanka. We hope to run our business by that concept and make the market better. I will definetely consider your advice and will try to work in a existing real estate company. But it will be a huge leap of faith to leave my current job.

There are some things to do before you start:
1. Get Educated. No matter in which state you live, you must take pre-licensing courses.
2. Choose a Brokerage.
3. Get Licensed.
4. Develop a Real Estate Agent Budget.
5. Make the Realtor/Real Estate Agent Decision.
6. Build Your Client/Referral Portfolio.
