I could really use some advice from some other Brokers, after losing a major client that was 95% of our business about 1 1/2 ago, I have not been able to get agents in the door for some reason. It seems only the large franchises have agents and all of the independent ones are very low on agents. I could use some advice ideas that would help me to get more agents to join if any of you other brokers have any to offer.

Most small brokerages have very few agents because they want it that way.

To get agents you have to prove that your brokerage can generate business. It seems you cannot generate business on your own so why would anyone join your company? What do you have to offer that would help an agent be successful?

What kind of client did you lose? Property management? Developer? REO M&M? Relocation?

Generally, the big offices have consistently high-producing listers as their backbone. Buyer's agents working floor time or those getting call-in leads feed on those listers like ramoras on sharks.

You need listings to generate buyers. You need agents to get those listings. You currently don't have any agents. Without more information, I am going to say that you are stuck with a couple of unpleasant choices: 1) offer very high commission splits to agents who have a proven, local listing track record, or 2) spend a ton of money on advertising to attract agents. You are going to be most successful with #1, I think.

what reason would an agent have to come to your shop?


imo, the way i see it in my market.....a small brokerage is no different than a small team.....you have to recruit to find talent...and there has to be a reason they would want to work with you instead of someone else....its really simle, no magic to it...just like a client...why would a client want to use your brokerage vs another? the only difference is when you are recruiting...wait for it....the agent is your client!
