Hello, I'm new to the real estate business (started about 3 months ago) I've done rentals since I started but I'm getting ready to do my first sales deal.

I'm representing the buyer, I've showed her 2 different properties. We have yet to discuss if she's paying me or even how much she's paying me.

We presented an offer to one of the properties I showed her that is listed through Century 21.

Now here is my questions, should the buyer pay me my commission since she contacted me to find her a home, or should the listing agent split his commission with me?

Any advice here? I'm definitely not trying to get the short end of the tick here by working practically for free.

P.S - I did all the work, the listing agent didn't even show the property, he gave me the code to the lock box and I showed the property to the buyer

Nobody commented because they (as I am) are at a loss as to how you could be licensed and ask this question.
You need to have a sit down with your Broker ASAP.

im not kidding when i say that and please quote.. "you should get out of the business right now and you are lucky that I am not the one who gets to make that determination".

really man, do nobody a service at all.....if you are this unsure of how the commission works how can you competently figure out any other aspect of a deal? you are in a position where your bad (as has already been proven) judgement and business decisions can put others in a financial hardship. you need to be someones secretary and only work on things you have been trained to do.

this sounds harsh i know. but i truly mean every single word and would type more if i thought it had a chance to get you out of the business.

just wow. wow and more wow.

do you not have a broker that could have helped you with all of the process BEFORE you went out and possibly caused damaged to the public.

insurance rates go up because of people like you..

more wow, wow and oh my just wow.

i hope you hold your license for a very short time and that few people actually have to deal with you.

It's possible that the original post was a practical joke to provoke a response. That's the only explanation that makes sense to me.

The most popular topic of conversation at any pre-licensing class is commissions. I would imagine that just listening to others talk would have supplied all of the missing information.

But, maybe it wasn't a joke. That would mean this incompetent is showing houses and preparing to make offers without forming a client relationship. That is almost unbelievable. How could this brand-new agent write an offer that wasn't reviewed by the Broker?

Since the OP is 3 years old, likely that issue has been resolved.
