I am asking this to the whole community due to lately I have seen mills lowering the fees to 30 and QC getting so so stupid that place accounts on probation and even suspension for not addressing disputes and other QC related topics within 4 hours.

Any comments.

All the mills need is for agents to keep giving them our sold data thru rpr. If you want to keep doing bpos then get your mls to stop participating with rpr, otherwise they will start paying highschoolers to take the pics to go with their avms.

AVMS are not accurate, for example here on North NJ we use 3 MLS, yes three, NJMLS, Hudson MLS and GSMLS, crazy ahhh, well those MLS of course sell they data basically to CoreLogic and CoreLogic data seen to be not accurate at all since everytime a QC reject an order when the comment ( this property is not a 2 units is an SFH ), CoreLogic show SFH land use and local tax records clearly state 2 units and then so. Well let's see, I think is time for me to move on and shift BPOs from a primary source to secondary.

Good point. For YEARS, appraisers and BPO agents have been fighting amongst each other about the integrity of the evaluation industry. It would be nice if those differences could be put aside, and actions are put into place that is best for all of us.

If the appraisal lobbyists could pressure NAR in general to keep MLS data private, we all would win. The problem of course is mega companies like Zillow will fight that tooth and nail.

Technology and the internet has doomed many businesses. Just ask Sears and Toys R US. Turbo Tax style software has hurt your neighborhood CPA. I guess the RE evaluation business is no exception, except ours is more self inflicted because of the actions of NAR.

I agree! These past few months the QC have been ridiculous! One came back for me after a month, because they said the client had asked about using these other comps.......Subject property is a townhouse in one town. The comps they suggested were Detached houses that were about 40 miles away! I even got one last week where I used the tax records for the data for subject property submitted it only for them to come back days later saying here's an appraisal attached showing different data use this.

I'm beginning to think they are trying to get rid of me on purpose! And I'm still thinking that because some of the QC issues are just plain ridiculous!

thats happened to me too. If you have an appraisal attach it to the order. I use tax data supplemented by mls information if available. I know tax records can be off and often are but I use what I have.

I totally agree with you on QC ... I am having so many problems with them. It's like they have no clue. They ask for comments that are already on the report. They suggest awful comps that sometimes are not even the same property type. They ask for comps in a similar location and they are already all in the same PUD. ...and then I get scolded for not being nice to them (QC)... I felt the same way.. Are they trying to get rid of me .. It seemed to make no sense that they could not read my report before sending it back ?? Also got reports returned because the client provided a appraisal after I did the report. One time they didn't believe a comp was in fair condition and said Zillow doesn't say that ... Change it ... I provided the MLS ... It's disconcerting
And I've been doing this for 8 years !

BPO QC = Someone who oversees and critiques our work, but in most cases isn't even qualified to do our job (unlicenced), and is located in a far away land, sitting in a cubicle many miles from your market.

About 10 years ago, a firm asked me to review BPO's for them. They gave me some training and were going to pay (from memory) like $2 for each order.

I did a few, I think, but never followed up with it, because I couldn't see how to make any money. To make $60/hr, I had to review each order in under 3 minutes. I don't know how anyone could even read through the order in that amount of time, never mind analyzing adjustments.

So, maybe they off-shored the reviews and this is the inevitable result?
