I was recently at my 6 years olds soccer game and met one of the other parents. We talked quite a bit and eventually it went into real estate. She mentioned she would be selling in a year or so. Of course I told her I was an agent.

Fast forward and it has been about two weeks. The season is about a month longer so I will see her several more times.

Should I mail her one of my Initial Contact Seller Prospect follow up letters? Its a great letter that isn't pushy at all. It has my company name/logo and contact info as well.

I am just worried she might think its weird that I sent it. I am generally not aggressive but I am trying to push myself to be a little more so I stay fresh in peoples minds.

Thanks

Did she give you her address, or did you just look it up?

Is this a printed letter? The best thing to do is send a real handwritten letter. Say it was great talking to her about real estate and that you've been having fun watching the kids (or something along those lines).

David thanks for bringing that up. She told me what town she lived in so I looked it up. That kinda worried me. Would she be creeped out about that?

I have a couple different letters. One is a typed out letter and another is a 3 x 8 card I had made with my picture and company info. I can hand write a note on that.

You won't get the listing if you don't ask. Next time you see her ask if she has an agent vs needing some help.

Well I have plenty of time since she said it wouldn't be until next summer. I think I will keep chatting with her at Soccer and then after that ends I will start sending her some things.

Remember... timelines change without notice. Expect next summer, but plan on any time between now and then. Maybe you can approach her at the next game with the offering of some valuable free advice regarding her property (local recent sales and how they may have affected her house). From there you can get the pertinent info and follow up with her occasionally when there's been changes that could affect her bottom line.

There is a kind of prospect that would be pleased with your initiative in finding her property and address. There is another kind that would feel like they were being stalked. Your call on whether you mail or not, but it sounds like you feel that it would not be understood in a good light by the prospect.

As another poster said, you need to directly ask the prospect whether she has an agent already...and be prepared for the possibility of rapidly changing timelines.
