Yesterday, tracked down one expired's phone number. It was a cell phone. I was concerned about DNC, but called them and did not leave a message. No contact, but learned not to fear the phone as much.

We all started there - I remember when I first got the dialer I started single line dialing and was nervous as hell....its just like weight lifting or anything else - no one starts heavy lifting their first day in the gym....Bottom line is if you're going to be a successful Realtor you need to be able to speak to anyone over the phone - even if you don't prospect via the phone for business you're going to have to make tough calls to clients regarding various situations so why not learn these skills ASAP and make more money....The worst fate of a Realtor is they get started in the business with referrals or internet leads, make average/low money, and because they're either supported by their spouse or make just enough to get by they refuse to ever work the phone....

My understanding in BC at least is that they are ending dual representation, but a buyer can still represent themselves which means you can still earn the full commission.

Hardly anybody in BC represents the buyer and the seller anymore, in the case the buyer doesn't have a realtor we treat them as a "customer", help with drafting contract, give them comps etc. but they aren't a "client", we don't advise on price and in essence are still negotiating on behalf of the seller. As much as i've heard this is staying and doesn't really change anything because we still get payed full commission

how often does this happen? in my market is like a 1 out of 25 or 30 type thing.

I would be much happier had I earned $2-300k more!
Because the Market shifted and I went 3 months without a deal even though I worked my [censored] off. It was very stressful. I was freaking out.

I would really like to Gross $1M. I spend very little to generate my business. I believe $1M is very doeable. Iím just not sure I am willing to pay the prices needed to do it.
