Our local mls is considering getting centralized showing service to make setting appointments easier and more efficient. Could those that have used such a service provide some feedback and suggested vendors that they have had success with, please?

I loved CSS!! You can literally set up appointments at 2 in the morning if you want. All you do is search the addresses and schedule on the website and... if the sellers are up they may even approve the appointment on the spot. Much easier than trying to go through each individual agent or office.

From the buyer's side it is convenient. I've never used it as a seller's agent. I would rather use that as an opportunity to communicate with my client, pass on feedback, and just keep the relationship more personal.

personally, i think anyone who lists a property and does not use a showing service is not being a true professional. i dont want to have to call 5 agents to show 5 houses unlesss you can guarantee all of the agents would pick up without having to leave them a vm and then call me back...if they even remember to do that. but even then....when i can just call 1 number and set up all 5 showings it makes it even better.....


answer me this....
.why would you not want to use a showing service as a listing agent
.why would you not want to call a showing service to set up a showing as a buyer agent

I didn't know that there were areas of the country that didn't offer this.If a house is empty we set it up on auto approval. I've scheduled showings, with the app, while I'm sitting in front of the house.
