I am not a real estate agent. I know a foreign investor who does not speak English. My wife and I are acting as a liaison between listing agents and the investor to translate information and help him find a house. When he decides to purchase a house, can we legally negotiate 3% of the purchase price from the listing agent, assuming there is no buyer's agent to take that 3%? The foreign investor is fine with this, but we are not sure if it's possible since we are not agents. If it is not legal, could the 3% take the form of a referral fee instead of a real estate commission? Thanks!

In most jurisdictions, like Missouri and Kansas, you need to be a Licensee to collect a Commission or a Referral Fee at Closing. Otherwise, no one would become licensed !

Maybe your Friend could just gift you some money; or you should obtain a License ?

you need to get licence to get commission or referral fee for real estate
