Hello ,
I am new to the wholesaling business (& new to this forum as well). I have been doing my research and believe probates is a great avenue to making some $$$. However ,I have already stumbled across a few issues. I dont know from what proceedings (from public records) to get the leads from. A few files, the deceased address was not specific(ex.hempstead,Ny). Also I am preparing a letter template , which I'm unsure weather to mention my remorse for their loss or not. Any one want to share a sample letter?
I hope someone can shed some light on this. Maybe give me the rundown. Any response is truly appreciated.

It's almost impossible to not come across as an "Ambulance Chaser" when responding to the Obituaries; and you will have done an awful lot of research on both the Decedent, the Family, and his/her Real Estate holdings before you'll really feel comfortable making a Listing Presentation. Recognize too that someone in the Family may want to retain ownership, rendering your research worthless.

Things move slower here in Vermont than on Long Island; but generally, by the time the Clerk of the Probate Court makes an Announcement regarding the Court's assignment of an Executor or Issues a License to Sell, the Heirs will have already become acquainted with an Agent . . . . not all the time, just most.

I wouldn't label it "wholesaling" because you'll have to fight to get control of each individual Listing, and for each side of any Transaction . . . . you have to methodically deal with them one at a time !

But Good Luck (visit Family Court while you're at the Courthouse, and check for the current Divorce Proceedings, and save some time).
