I have a buyer which I have been helping looking for a house. She found a house she absolutely loves. She has seen interior pics via the ones provided on MLS. She wants this house period. Unless something awful happens before the day we are going to go see it she wants it.

Now, this is my questions to you guys/gals. What are any pointers, tips or just things that you say to yourself man if I would have known this on my first deal things would have been different.

I'm expecting she is going to make an offer the day we go so I want to be as ready as I possibly can for anything that can happen and not look like a total noob rookie which well I am.

Don't be too surprised if the actual property is a disappointment for her; if its "feel", interior, setting, and the neighborhood . . . . just doesn't quite measure up to the all-too-perfect image she's created in her mind's eye. These situations often result in a let-down that is hard for us to pick them up from.

If necessary, be prepared to drive by a few other similar candidates that match her wants, needs, and desires.

How can you really be a "total noob rookie" (your words) when you have been registered on this site since February of 2008 ?

I can't tell you how many times someone finds their "dream house" online, see their "dream house" and then look at another 100 houses that meet their needs.

Pictures never do justice. I remember a buyer wanted a specific neighborhood, and she picked out all of the houses in the neighborhood that she liked (via picture). Nothing of interest. Another house comes on the market and she hated the pictures so it was a no go... until we pushed her to at least take a look at it and what do you know... it was her favorite house and she bought!

You can never tell until you actually see the house/neighborhood, etc.

Pictures can make a great house look like crap and a crapy house look like a million bucks. Ignore them.
