Hello Agentsonline! I recently discovered this forum as a result of being tremendously frustrated with my business.

A little background info:
25 Years Old
I have been licensed for 4 Years
No team.

I am a Mike Ferry Coaching Client
First year licensed: closed/pended 52 deals. Closed 47, made $360,000 GCI

2016: Prospected 1723 hours (5+ hours per work day). Worked 350ish days. This way my best year in income: Closed just under $500,000 GCI. Closed 37 units.

This year:
I am prospecting 1-2 hours more per day. My minimum standard is to prospect 5.5+hours if I have no appointments. Usually, it ends up being 7 hours.

The frustrating part is I am not increasing my business.. business has actually gone down.

I'm on track this year for only $302,000 and 19 deals closed.

I'm currently phone prospecting:
Past clients
Centre of Influence
Old Expireds (2-3 hours per day)


Thank you in advanced... would love suggestions on what I should be doing.... and I look forward to contributing to this board!

You are a MACHINE at prospecting - Im sure everyone in this forum can admire the work ethic you have.

350 work days? Wow. Good for you. It seems by your sources of business youre chasing expireds all around town and the last year of a hot market has caught up to your model.

What area of Ontario specifically are you in? Im in the GTA market and I know its extremely competitive.

I follow the Mike Ferry system too - what I can tell you is that for the last year or so Ive abandoned expireds all together. If they're expiring in the market we had, they are EXTREMELY unmotivated and theres something wrong. I didn't need to carry 10 listings at a time in that market - they would all be garbage if they lasted more than 8 days, ha! Ego only if you had inventory in that market or wanted a team "stat" or office stat to boast one. Yawn!

Are your appointments way down this year?

Why aren't you prospecting JS/JL? You're probably hitting the low contact rate of 5-6 unmotivated expireds per hour ... then you relist them and they sit yet again.

I focused on JS/JL this year and its been a world of a difference from expireds - We can go back to them now with the market change but even still, the ones who dont sell now will still expire again and again.

It looks like your per deal pay is up a lot this year.

Are you frustrated because your appointments and subsequently listings taken are way down? or what you are taking listing isnt selling?

You obviously have the recipe but with the market as hot as you can, if your expireds only, it caught up a bit. I was carrying 2-3 listings at a time for the last year and I was swamped. Sign calls, buyer leads and offers. Thats the way to do it. I know guys who carry 7-8 and 6-7 are all overpriced. But they're praised as a mega listing agent. Anyone can list an expired at 1,000,000 will the streets highest sale is 900,000. Give me a break.

Hopefully this gets the convo rolling.

Speaking solely of the GTA market - the # of deals is WAY down so think of it now, you need motivated people. Not just to list something for your ego or you will get crushed with no sales.

I think it's not just about quantity but quality. First you need to qualify leads and then work smart not just hard.
