We are nearing retirement age, and want to move to the Puget Sound area near Bremerton, Port Orchard, Hood Canal, somewhere near the Sound. We want a acre or two of land, so we can play at farming and raising chickens and have some privacy, get away from HOAs and all of that, in our retirement...

We are on a budget, and probably can't pay more than $125 -150K cash for everything. Would it be less expensive to first buy a lot, and then pay someone to prepare the site? (pour slab, bring electric, water septic/sewer, high speed internet, etc., up to the site) and then go buy a double wide and place it on the prepared site?

Or is there a way to find an acre lot already set up for a mobile or manufactured house?

Can anyone offer suggestions/information? Thank you and God bless.

I think you'd be more likely to find an improved site with a mobile already on it . . . . why would anyone go through the tedious process of preparing a site for placement of a mobile home and get down to the one yard line; but then not complete that last step ?

Maybe such a lot exists where the mobile home burned and the Owners chose not to replace it ?

We sell a lot of larger parcels of land with trailers on them along with all of the site improvements, and people will benefit by having all the improvements installed, and can then feel comfortable scrapping the dwelling and placing a stick-built home on the site, without all of the regulatory headaches that site development requires.

Anytime you buy an improved lot with with the well and septic, power, telephone, driveway and landscaping already present, you've lost the opportunity to take advantage of what your own preferences may have desired. The only place that lots are intentionally developed; but without a dwelling being installed . . . . is in a trailer park where the tiny lots are rented out perpetually.

I see what you are saying...we buy a site with a trailor already there and then replace it with a new one. Thanks for the suggestion. Do you have a site with your listings?

No, I can't help you with any specific Listings . . . . I'm 3000 miles away from your target territory !
