I was doing an interior bpo near our military base the other day. I'm used to going into foreclosures where the owner has just picked up and left all of their belongings but this was different because the owner was in the military. All of the owner's military uniforms boots and everything else was there. I was scared to death I was going to round a corner and have some Awol crazed military guy pointing a machine gun at me. Everything went fine but it was a little sketchy

I had a short sale BPO a few years ago. The owner was an agent in my area. He used his military career (Marines) in part of his advertising and he would never miss an opportunity to talk about the Marines.
He had already moved out and up north when I did the BPO. His uniforms, hats, awards, several flags etc. was strewn allover the bedroom floor. I hung the uniforms on hangers and placed everything else on a shelf in the closet. Couldn't stand seeing it that way.
I will never understand why people leave things like this behind.

I once took a listing from a Absentee LandLord who said he had evicted his female Tenant from his remote ranch, and he told me about the "secret key" I'd find on the site.

I went there, found the secret key, and let myself in to find that the female's Boyfriend hadn't been evicted and his New Hampshire State Trooper's Uniform was still hanging in the closet . . . . along with his holstered Service Revolver.

I carefully took my measurements and some photos and let myself out, leaving a business card on the kitchen counter, and called the Owner when I got back to the Office. The Owner plead ignorance and just said "You'll be able to handle it !"

Turned out that the Cop was recently estranged from his Wife and had been paying the rent for his GirlFriend at this property; but she hadn't been paying the LandLord lately and only she knew about the eviction (and she had used the rent money to leave the area) . . . . so the Cop was not in the best mood when he called me (I'm in Vermont, as is the Property).

He made some threats of violence towards me and I told him that he was engaging in mis-directed hostility which seemed to enrage him even more. So I finally told him that I wouldn't need to be back in the property for 3 or 4 days . . . . so he could take his time getting out.

He said he'd find me; but he never did. I guess he came to his senses. I was careful to drive past the ranch a few times looking for activity (or inactivity) before going in again.

Some people in Law Enforcement are just as flakey as the rest of us.

Still, I think of him anytime I drive through New Hampshire !

I have seen some very creepy things at BPOs! More than once around here, I have BPO'd properties where it was quite obvious that squatters (whether homeless, or former borrowers) were living at the property. I've also BPO'd several houses where it was obvious they were being used for drug activity.
