I'm new to the industry and am shopping around for a CRM. I have a general idea of what I need: contact management, notes, followups, etc...

What are the top two key features that I need to look for in a real estate CRM?

I've heard great things about Top Producer, it's targeted to realtors, it's pretty affordable and works with MLS, Zillow, Realtor, etc. Maybe you should check it out.

I use Pipedrive - it's very lightweight and customizable. It's only $35/month. Although it's not designed for realtors, it can be very helpful if you perhaps have multiple lines of businesses. Buyer agent, selling agent, rentals, property managing, investing activities.
