Good evening everyone, I'll make this simple, seller keeps dropping price, I'm commissioned at 6%,found a buyer at full asking price, but wants seller to pay 6% towards closing, they have no buying agent, house has been on the market over a year, recommendations?

It's your Seller's decision. I'd maybe alter the 6% Concession to read up-to-but-not-exceeding 6%, and NOT an automatic 6% where the Buyer walks away with money.

Maybe define Closing Costs, and not include a whole mess of PRE-PAID Insurance, Interest, Taxes, Utilities or HOA Fees; just paid up-to-date; not funded into the future. And I don't think the Buyer's Attorney will accept payment from the Seller (not around here anyway).

But your Seller may be anxious enough to want to go with it exactly as presented, and not rock the boat.

If s/he starts suggesting (and some will) that you contribute some of your Commission to satisfy this demand of the Buyer, I's say "I might consider it but ONLY after squeezing the excess out of the Closing Costs first . . . . I'm not a charity".
