Hello all,

I normally lurk around here trying to give SEO advice when I see questions come up, but this time I'm asking for some advice and I hope you all will help.

I'm listing my own property (just waiting on the garage roof to be replaced) and looking for any advice you all have on the website I'm building for it. The site is still waiting for some better pictures and the agent is going to (hopefully) write about the house itself, but I'd still like a couple dozen third-party opinions.

I'm a developer (by degree) and an SEO (by what pays my bills) but I'm not a designer or a real estate agent, so your advice will be highly appreciated.

The agent believes she can sell the house for $150K, but if I want it to move quickly, better off at $139.9K. I'm renting now, so I'd like to sell quickly and buy elsewhere.

Remember, the "active" verb in a real estate transaction is buy; while the "passive" part is sell.

I'll wait to comment on what you as a Seller might be able to do to grease the skids until after your Agent writes some descriptive material; but the question will remain as to what can you do to motivate someone to actively decide that they want to "buy" what you're offering to sell.

PS: Where's the door to that Porch; I'm only seeing two windows with shutters ?
