I am a Realtor. A neighbor passed away today. We only knew him by sight, a friendly wave from the mailbox etc. We don't know his family. They (the family) does not know me or that I am a Realtor. I would like the listing on the house. I have no idea how to approach them or even if I should. I surely don't want to appear to be an "ambulance chaser", even though that's what I appear to be doing. I would appreciate any thoughts. Thanks.

Did he have Family living there with him ?

If not, send your condolences, and imply that when they're ready (which may be months) you'll be ready to help.

No one now really knows how well acquainted you were.

I once had a Neighbor (next door; but still a half mile away) who, for about 5 years, listed with every one else in the County, before someone suggested that he consider his next door neighbor - me.

I had just assumed that his nose was out of joint or something, and he thought something similar. I should have asked for the business.
