Hey everyone. I obtained my license two weeks ago and I am learning a ton through these forums as I try to create some good marketing and lead approach strategies. One thing I am currently working on are my Home Buyers/Sellers Guides.

My question is this. When I am creating things like these guides, do I need to use my brokers branding and name on them? I haven't come up with any of my own personal branding so I didn't know if I should use his or not. I feel like I would have to redo everything if I ever changed brokerages. Thanks for taking the time to help a new agent out!

Howdy!

Regards to the guides, I always had the broker's logo on the sales letter part of the guide. But, you may want to check with your state's laws regarding marketing. I know with Ohio the broker's name/logo needs to be dominate.

Also, don't worry about if you have to change broker's, you can create the guides using Microsoft Word or Publisher so it'll make it easy to edit as you go.

Game Plan 1: Renters are a lot of wasted time, stop doing that.

Game Plan 2: Well I just spent about 6 hours compiling all of the expired listings in my area that are 0-180 days old. This gave me about 300 people to contact. I plan on sending a letter to them with my business card. I do not know how to get there numbers though so I might do a drive by at some point next week.

Game Plan 3: Go through Zillow, Trulia, etc. to find FSBO's and start working on a contact list for them.

That's about it at the moment. My broker told me I don't need to be doing any of this but he isn't giving me any guidance as to what I should be doing to start off. So that's my battle plan for now.

Wow, so your broker tells you that you don't need to be doing any of this stuff, but doesn't tell you what you should do? Wow and wow!

How big is your office? One thing you could do is go to the top agents in your office and ask them if they can refer you to any buyers/sellers/renters that they don't want to work with. They may actually have some they'd be happy to pass off to you for a referral fee. This way, you'll be able to learn the business and make a little money doing it.

Also, pick out the listings your office has and find the ones you'd like to have open houses and reach out to the agents to see if you can hold them open. Then you could work the buyers!

I can't speak for others, but this is what I did.

Every business functions on 3 things.... service+traffic+conversion.

So first I focused on traffic and the people I knew already. I found one person who I could help immediately and that led to a referral.

In the meantime, I also focused on building my brand out. I wanted people to find me when they searched, so I built out my FB, LinkedIn, yadda yadda.

Now fast forward and our team shows up when people search, and we have a good system for referrals to trickle in over time.

I would recommend both too. Because you can starve on referrals alone.

Well I just changed brokers. I am now with Century 21 and the week of being with them has already been super productive. I have received a lead from being in the office and have my first open houses this weekend. I also have gotten a ton of information for scripts, contracts, etc.
