Just wondering what some of you do to acquire business emails to try and pitch listings. I am tasked with trying to find as many high end restaurant emails as I can because we have a listing that is around 9000sqft. Places like high end steakhouses would fit there. I have been using a couple databases to acquire emails and I have gotten around 120-140~ so far, but a lot of them probably will not lead anywhere. I got a fair amount of partner/general mngr/ and even owner emails, but I am trying to see if there are better ways. When there is no email listed on their site or the databases I try my luck with info@(websitename.com) and worst case scenario the email doesn't go through. What do you guys do in this situation?

What you are proposing is probably the lowest and least productive form of marketing you could possibly attempt and it's known by another name - SPAM.

And email addresses like info@ don't go to high level executives or owners, they go to admins and staff level people who aren't going to pay attention to a solicitation.

You need to do proper research, find out the names and addresses of owners of the places you want to target, and send real US Mail offerings to them directly, with a nice letter addressed to them, like a professional business person, not someone trying to sell Viagra.

I'm sure your Secretary of State or whoever maintains your business licenses or incorporation data in your state has a database where this information could be found.

Please don't SPAM these owners - you are going to look like a hack, and they won't take you seriously.

Thank you for your recommendation but it was not really what I was going for... It was my first week at the brokerage and I am new to commercial real estate so the first week involved canvassing, listening in on calls, and learning just the general commercial lingo. Obviously I am not going to get on phone calls with potential tenants when I do not know how to properly convey the information that is on a listing like the senior brokers do. That would just make the company look bad. The only thing I could do that week to help out with there listings is to email.

I also have to say you are completely wrong that no one would take me seriously because since I sent those emails I have gotten many responses from high end restaurants. These owners dont seem to want to pass a very good property just because they were emailed, that is just silly. Not to mention all the conversations have been very friendly besides one guy who is a TV personality known for his rude demeanor.

I do still appreciate your input and I think your ideas are very good.

One successful form that I strongly recommend to our reps is leveraging Linked In. This is your business social network. I tell my reps, if they talk to someone while cold calling, or networking connect with them on Linked In the same day or next day while it's fresh. The larger your network the better. Then your goal is to be introduced to your 2nd tier connections by your 1st tier connections. Offer a face-to-face lunch meeting on you etc. Linked In is a great referral platform and lead harvesting platform for B2B. Linked In has a sophisticated search platform of real people/businesses you may want to do business with. Another tip, don't use Linked In as an online resume, but a personal brand with services you offer.
