Hey Everyone,

We are a group of students conducting a project in Education, Urbanization and Public Policy. Our focus is on student housing and we would like to understand how current trends in real estate and renting services are affecting housing availability for students.

We would like to get an idea how landowners and real estate professionals are using their land currently as well as what they would consider as possible future investments.

In the College Communities near me, the Owners of properties providing Student Housing are not doing so voluntarily or by choice; but rather due to the unfortunate location that their property is in, and they are often more interested in simple property preservation rather than eeking out a return that would be considered an ROI (Return on Investment).

They're hardly a "passive" investment because of the continuous destruction, are often close to un-insurable, and are often almost un-marketable to anyone with a brain.

But there's a buyer for everything . . . . if you live long enough.

If we go back some years, the average property buyer was unwilling to pay more relative to income for student housing properties with strong locations in markets. Today, the investment community is very educated on how core properties located within walking distance of large universities usually show the strongest source of income.

Well that's really great in Rajasthan; but happens to be contrary to my experience in and near College and University Communities in the US . . . . and it's getting worse !

On the non-portfolio ownership level, Vermont, I agree with you. The picture you paint is pretty accurate.

To Keys90's point, I know of at least 2 firms that own huge portfolios nationally of student housing. The market for this product is significant. And it performs very differently from the student housing owned by local or single-property ownership: lower caps, lower vacancy, higher rents. And the 'core' part of that post is important, as well, as a driver of value.
