I am not a new agent but really at a loss. As of late all I seem to get are Rental clients that want to find rentals. I immediately send them the listing and speak with them to determine their area of interest, amount of rent they want to pay, whether they have pets, and when they need rental for. Most tell me they need something within the next month . I set up an appointment to meet them at my office and I get a Buyers Exclusive by explaining how I will represent them. Most sign with no problem. The issue I have is that I am still being run around to many different rentals, or they don't show up. I give them days with different time spans to choose from and still I am left with no shows. I also have several that tell me straight out they are working with other realtors after I sent them info. No loyalty except on my part.😡

Show only rentals after you have received money for a background check and an application fee.

I like that idea if your office has the capability to run a credit check and charging a fee for it. Most people don't want to walk away from a $30-40 fee if they think they've got to do it each time they meet with different agents. Some type of representation agreement could be done also with a fee. I would think the serious ones wouldn't have an objection. The non-serious ones, those who already have an agent, or, those who are low-life deadbeats won't show up to sign it...and then you know without wasting your time. Any time I've worked with renters, I would only show homes that were in my immediate area. I never went more than 10 miles beyond - the reward is not as great.
