My girlfriend of eight years and I have been shopping for a place for the past few months. We're both 28 years old, she just graduated college in December and is employed part time. Im employed full time, and have excellent credit. Initially we were looking for a rental, but we found this place for sale that is point-for-point everything we wanted on a really nice lot, so we're strongly considering it.

The lot is listed as 20x174x20x174.5, the house is 1400sq.ft. 3 bed, 1.5 bath. 7 total rooms. Stove, microwave, dishwasher, and fridge included. 1 car detached garage.

It's listed at $62k. Pictures of the interior look nice, and the exterior looks immaculate, though we haven't been there yet. We're planning to go look tomorrow, but I havnt contacted the realtor yet. We'll contact them once we've seen it from the outside. It is within the general range of other houses in the area.

So, I guess my major question is opinions on affordability. I make about $25k/yr before taxes, she makes about 19k/yr before taxes. We both own our cars outright, so no car payments. Both have health insurance through work. Most mortgage calculators are showing me 300-500/month. I feel like that, combined with electric, water, cable/internet and everything else we considered is comfortable. I've also been looking into Pennsylvania's Housing Finance Agency, PHFA, to see what is available.

Other than that, I was thinking of hiring someone to help us through the process, as seems to be common as I read through this forum a bit. Do they tend to be expensive?

Again, this is all assuming we like what we see when we view the exterior, and then later do a tour with the realtor. This is all preemptive for me to get a better handle on the situation.

Any other general advice for a first time home buyer? Very appreciative of any help!

Can that Lot really be just 20' Wide ?

Even if the House were 2 Stories, the Square Root of 700SF is still over 26' . . . . are you sure the Lot isn't 174' X 200' ?

I just can't picture how a 1400SF House sits on such a Spaghetti Lot.

As a first time buyer don't call the agent on the sign. They are going to try to sell you that house even if there is something better out there.

Talk to some different agents and find one you like who can be your buyers agent. Then look at a number of houses so you can learn the market. This wayyou will be able to make an educated decision rather than just buy the first house u see.

The buyer agent will get paid from the deal so it won't cost you anything. Don't sign any agreement with the buyer agent until you have seen some homes and you are comfortable with that agent.

Check out by visiting the place,its neighbourhood.Get an understanding about the market prices around there.It would give you an idea.

Hi Everybody,

Buying Home first time than you should check the market rate of that area and ask neighbours regarding that project who are already purchase their.
So that there is less chances of misguide to you from any agents.
