Anyone have any success marketing to pre-foreclosures in a judicial state? I noticed on Zillow there's a TON of foreclosures that are still far out from initial auction date - was curious if anyone had any success in this area.

Maybe it's just semantics but I see that this thread hasn't generated any responses. What would you market to these people who are delinquent and about to lose their homes . . . . what would be the measure of success? Getting a Listing ?

I've never sought out a Foreclosure or a Short Sale; but I've still been stuck with some in my portfolio, and virtually all of them have been time-consuming dogs that bogged me down and wasted more time and energy than they generated in Commission Income.

They just get me depressed with listening to all of the sob stories and spousal finger pointing and blame game self pity; it's something better left for others. I've listed them and I've sold them . . . . but it's hard to describe the activity as being a "success".

Someone else who's more sensitive may have had a more positive experience and come away with a more upbeat attitude towards the subject. I like to be in environments where I can wear a smile on my face and these angry people don't immediately suspect me of laughing at them. I don't need it.
