2000+ test questions in the past week to get prepared. I took a mock exam last night and scored 92%. I got to bed at 1am didn't sleep until 4am, up at 6am to take the test at 8am... I passed!

I used ONLINEED to satisfy my 45 hour classroom requirements and that went pretty smoothly. I took the final and passed with a 78%. I then went through their included test prep which is broken down by subject. There are 18 sections total I believe. I then retook the final exam 5 or 6 times.

During the state test I felt comfortable overall. There were only 4 questions that I had to make a guess at. Of course I have no idea what my final score was because they don't release that, just pass or fail. I was in, out and done in under two hours.

I paid for my test and license at the same time, so along with my notice of a passing score I received my license number. Now I just need to decide what broker I will work with.

Congratulations! Isn't it the best feeling in the world? I actually thought I would have to take the test over. While taking it, all I could say to myself was WTF?!! at some of the questions. My test was riddled with questions that had double meanings. When I pressed that last button to "END" I was floored when it said I had passed.

One more thing I thought I would detail for future searchers is the process of actually getting your license.

As I alluded to when (in California) you submit your application to the state there are two ways of doing it. One, you can pay for and submit you application to be given the okay to take the test. Two you can pay for and submit your application for testing AND pay your licensing fees at the same time.

If you do it the first way, when you pass the test you then have to wait for the state to mail you some form and then you pay for and apply for your license. If you do it the second way you send in both fees and all the required paperwork (certificates from school and fingerprints)then when you take the test, if you pass, they give you your license number right then and there. I've read this may be done differently for southern California... So your license is issued in an inactive, NBA (no broker affiliation) status unless you indicated a broker on the application papers.

Mine came NBA. I spoke to someone from C-21 and she said you simply log into the CALBRE site and add your desired broker. The broker then accepts it after they log in and... Bob's your uncle. Surprisingly smooth for something run by the government.

Just jump in with both feet Spencer. When you are face to face with a client you want to be he most informed agent they will speak to. Your market will provide much of that info, but the study material will help as well (I'm guessing). Knowing the procedure to get a Calvet loan, understanding disclosure requirements, when is MIP required what about PMI, all these things (and many, many more) will come up, and if you can articulate an informed response you'll sound more credible.
