In a previous blog entry, we at The Property Management Boutique described the rights of lessees. In today's blog, we take a look at the responsibilities of lessees in regards to rental property management in San Diego.

Being in possession of someone else's real property and making a financial commitment to pay consideration for the use of it obligates the lessee to certain requirements. The following are minimal responsibilities:

Pay When Rent Is Due. This is a primary requirement. If a tenant does this, other requirements are usually followed as well, and the tenant is on the way to a AAA rating.

Follow The Rules. This would include not interfering with the rights of other tenants, not disturbing other tenants and not doing anything that would damage or destroy the premises. All laws should be obeyed, all property rules should be followed and all provisions of the lease agreement should be honored. This includes giving proper notice when moving out.

Repair Concessions. Subject to local laws, a tenant may make necessary repairs if he or she has been unable to get the landlord to do it. The repairs should be evidenced by a receipt showing the amount charged and the work done. It can be deducted from the monthly rent. In some areas there are restrictions on how many times this can be done per year.

Thank you for this information. Repairs could be one of the reasons of tenant-landlord misunderstanding. Thus, itís important for renters to agree with property owners on how maintenance issues should be reported, by mail, phone or online request.
