I'm a new agent, and I was wondering where everyone gets the majority of their listings? FSBOs? Expireds? cold calling? I just want to know where to put the most energy into. Thanks in advance.

The best place and where the top agents get a lot of their listings are from referrals. Also, direct mail to farm areas and areas you sell a house is valuable... just be sure to offer a Lead Generation Magnet (re: Home Seller's Guide).

When I first started: (1) Walk-Ins during my "Floor Time" provided some business; followed by (2) Buyers who needed to sell before they could consider buying one of our Listings; and then there were (3) Spin-Offs from the Insurance Business (Home and Auto) housed in our Office, and I would often have to pay a Referral Fee for those . . . . unless they came by making inquiry when I was alone (which drove the Insurance Broker bonkers).

I never had to "prospect" . . . . but I did a little.
