Hi Everyone,

I'm new to this forum so hi!

A friend of mine runs a real estate photography company. Pretty standard stuff, high quality, consistent, blah blah. $100-$200 range. He is thinking of new ways to attract clients and ran an idea by me and i'm just not sure about it so I want to ask you all. He wants to offer a pay-when-you-sell option. I think the idea is, either pay for the services, like photography, when they are delivered or sign an agreement with him to pay when you sell a home. He's trying to attract agents that are either short on cash flow, or are hesitant to try him out.

Naturally my question is, what's the catch? He says the catch is when you choose the pay-when-you-sell, it will cost more than paying upfront. How much more he doesn't know...probably some calculation he has to make on his end.

What if it takes 2 years to consummate a sale ?

Some folks are prone to acquiring selective amnesia and then skipping town after forgetting all about you or your Friend.

I'd reckon that you're looking at more record keeping and developing some means of monitoring sales activity . . . . maybe the costs of filing a Mechanic's Lien.

I'm not really such a pessimist; but I spend a lot of time with Human Beans.

PS: Some homes never sell until the Owner dies; factor that in.

I think that would take so much time.After all real estate transaction is not simple after that takes just seconds.

I can't see how that would work out for him, unless...

For new agents he offers them one free session on any house up to X number of photos, and when the house sells they pay... on that first session.

After that they have to pay on delivery of the photos (or upfront is better).

This can work. But you have to compensate for several factors. The time value of money and risk of non-payment being at the top. Getting paid $100 today is not the same as getting $100 in six months. In addition, some people are just plain jerks and don't pay. Those need to be reflected in the price structure, generally in the form of higher prices.
