Hey guys - can an agent advertise HUD homes that they are not the listing agent? As far as I understand you can provided you don't use certain terminology, but wanted to get a second opinion before I get myself in hot water
I am a HUD Listing Broker. Rules change all the time. Presently, what I am finding online states that you need to contact HUD's asset manager in charge of the area where you are located to inquire if you can advertise a HUD home for sale even though you are not the HUD Listing Broker for that area.
to clarify your remarks, the idx rules come from nar and all mls follow these rules. 1. Not all listings in mls are in idx. Brokers are allowed to opt their individual listings out of the idx feed. 2. Listings in the idx are allowed to be advertised by other agents as long as it is part of the idx feed. Ie. a snippet on your site that links to idx. You can not run a newspaper ad or mail a posrcard without explicit permission of listing agent.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
