Hey guys - I'm a fairly new agent here and had a question regarding contacting expireds/withdrawns.....are we allowed to contact these owners? My understanding is you can but just make sure they do not have a current contract with a broker......The reason I ask is I've been contacting withdrawns from the past month and had an agent call me back saying it was still under contract with him and he wasn't too happy....I don't see how this could be an ethical violation - say a property withdrew 1 year ago and isn't currently listed on the MLS - I can't imagine soliciting the owner at that point is a violation....what do you guys think?

so talked to my local MLS board.....they said withdrawns are still under contract and will go to cancelled where the contract has been terminated...looks like expired and cancelled are ok to contact provided there isn't a new listing up

A lot of agents here will change their listings to withdrawn just before they expire to try to keep agents from contacting the owners. Pull a spreadsheet of withdrawn listings and see if certain agents do it regularly. See if listings actually do change to expired when the term is up. Ours don't.
