I did a bpo on a property an investor had rehabbed,he wanted high values but the appriaser used properties that were on the lake and the subject is not.I went through 2 clarifications before the am would send off my lower than appraised price bpo.Being on the lake affects value by as much as 100k

Yes it does. I live on the water and it definatley effects the value.
