Hello Everyone,

Glad to be a part of this forum as this is my very first post. I'm a newly licensed Illinois Broker seeking a good residential leasing opportunity with property management goals. I have a successful background in selling service contracts as the company branch manager with very high long-term renewal % and currently operate a home inspection business that I simply want to close and explore other areas of real estate.

Besides searching property management/apartment websites for career listings are there other ways of finding leasing agent employment?

So were you previously Licensed as a Real Estate Sales Person . . . . or does Illinois now allow people to become Licensed as Brokers directly, without any experience ?

Illinois allows for one to sit for the Brokers exam after 90 hours of education. Prior to 2010 you were a salesperson then you could advance to a broker associate.

Does Illinois require you to be Licensed at all in order to engage in Leasing or Rental activities ?

Many jurisdictions allow these activities to be performed by non-Licensees. As a matter of Fact, holding a License can be more of a hindrance and hold you to a higher standard, as well as higher E&O Premiums.

Anyone who leases, collect rents, runs credit checks, shows residential units in Illinois must be a licensed leasing agent at the very minimum.

A licensed broker can sell or lease any property type. The exception is a resident property manager of an apartment community hired and paid directly by the owner. This person does not need to be licensed as long as they live on-site.

There are licensed personal assistants who work for agents but these assistants by law, must only accept their compensation by the sponsoring broker.

Then you have the non-licensed leasing staff who by Illinois law can only perform administrative work and who is paid by the sponsoring broker.

And you're focusing on the Leasing aspect of Real Estate . . . . and NOT Sales, where the bulk of Agents occupy themselves ?

Where (geographically) are you wanting the new position to be located ?

Hello Vermont,

Residential leasing as a start then (earn) work towards leasing or property management. I will of course have a leasing/renewal quota, but I am not seeking commission only real estate brokerage like most sales agents. I live 20 miles west of O'Hare Airport in Chicago's northwest suburbs.

If you're intending to work for someone else, and you're NOT seeking any Commission Income, then you must be expecting to receive a Salary ?

So Northern Illinois is where you want to be located. Is there enough Residential Leasing activity in that area to warrant having paid staff dedicated solely to Leasing ?

I live in a typical middle class area with a seemingly endless supply of nice, even luxury rental communities within a 30 mile radius of where I live.

Most leasing agents at least in Illinois are paid an hourly rate plus commission on renewals. They are paid an hourly rate because the job entails as you know, much more than selling.

No. I wouldn't know about that . . . . I've only engaged in Rentals and Leases on a very limited basis. I get involved ONLY if there's something larger at stake; otherwise I'm inclined to run the opposite direction.

I've been pretty much strictly Commission for the past 25 years or so . . . . I don't know of any Licensee who collects hourly Wages or a Salary. Around here, that would seem to be very destructive to the Agent's motivation.

Working for Hourly Wages also means you lose your IRS Status as an Independent Contractor and are under the control of an Employer . . . . I like the freedom of being an Independent Broker; even though it too requires a little more than just writing up sales orders . . . . a whole lot more !
