Hello. Through a friend-of-a-friend I purchased a very private, 7 acre level equestrian property with barn and massive shop, and custom rambler 12 years ago for $600k. It was probably worth more, the sale was made without mls. For example in 2009 during the crash I had a local veterinarian drive down my private road and walked the pasture & offered me $750k without even going inside the house. There is nothing like it close to the city, but there are gorgeous properties like mine, with larger homes, 30 minutes drive out.

I'd like to sell now for a change of pace. This area has become super expensive, with fancy new homes on tiny lots going for $1.2m. Unbelievable.

My property is gorgeous but of course, this is no neighborhood you need to spend hundreds of hours per year maintaining it.

I've spoken to one RE agent who apparently specializes in equestrian, says be very careful don't commit "suicide" and ask too high price. The first two weeks are just incredible blah blah blah.

My thought is to get it listed earliest spring when all the flowers blooming, and ask for high dollar like $1.5m. A good agent would let it be known I'll listen to offers?

Frankly I think I can get $1.5. Under $1.2 I will not sell.

All feedback appreciated.

Before you do anything, find out if the property can be subdivided into smaller lots. The new owner might chop it up, and if they do, it might be worth more.

I'd be careful about using the word "large" . . . . as 7 acres doesn't support many steeds.

How many box stalls in the barn ?

I'd say, if horses in Washington require the same amount of pasture as they do here in Vermont, 7 acres doesn't support much more than 4 horses before you're having to purchase feed and hay.

That doesn't make it a "large" equestrian property. If you have a riding ring and paddock plus the house and barn(s) on the same parcel, there's even less room for grazing. It's a Hobby Farm.

Hello. Yes indeed between Oct - Feb you need to buy feed. The pasture is great though. My neighbor has a rocky pasture and has to fertilize but I'm all natural with great soil.

For now, this property can not be subdivided. Otherwise it would now, and someday will, be worth a lot more.

Wondering if I really need to list it in such a way that ensures super quick sale. My thought is to set a high price then gradually lower it if no buyers come along.

I'm still interested in how many Box Stalls are in that Barn ?

Some people with inadequate pasture near me have been willing to purchase feed year round . . . . but they still have to find a way to dispose of tons and tons of manure; it can't be ignored forever !

Of course, if you don't have any Horses, you don't need feed, and you don't generate manure . . . . but then, you're not really an Equestrian Property, are you ?
