I'm just wondering if anyone is doing any successful email marketing that they would mind sharing some ideas?

I'm talking about drumming up new business..

I use the auto-email feature of our MLS to send listings which works somewhat, but am looking for new ideas... how to email to SOI or others for referral business, etc..

Who do you email?

How often?

What's your content?

What service are you using?

How big is your list and how many results have you seen?

Yes, I do.

My leads come from 3 places

1. Open house registrations
2. Social sites (fb,Twitter, Pinterest, YouTube, stitcher, Vimeo)
3. Inbound leads from my 9 websites.

-On average I see 30-100 people through an open house. 1 person = 1 registration. I do an open every weekend, holidays excluded.
-Social leads come in daily, usually 2-7 a day
-my sites generate anywhere from 8-15 a day.

All of those leads get imported into TPi8 where a drip campaign is started. Based upon phone conversations and drip emails they are divided into seller and buyer leads.

Those 2 categories are further broken down based on follow up. Are they a hot lead, lead that needs qualification, further nurturing, or are they long term.

I've created over 25 drips that they can be on. All of them have action plans from myself or my team. Phone calls, text messages, video emails, etc.

Right now there are 20,000+ people in my email list. I've been full time in real estate for 4 years, but have had my license for 7. I've had a team of 4-6 for 3.5 of them. We do very well in our area.

I am using email marketing from last few months now. I use MailChimp but used constantcontact earlier.
To have a good email marketing campaign, all of our emails should land up in inbox and not in junk.
There are many people who are using Outlook/Office365, it's very hard to have a design which looks good in their inbox. Mostly, your email will look good in almost all email service provider including gmail, yahoo, etc. but not in outlook/Office365.
Make sure you send email only on Tuesday/Wednesday/Thursday. I have seen that the response rate is higher on these days.
