This is not a place for games. This post does not belong here, it is useless. Besides 90% of the people on this forum have never even listed an REO property.

Maybe many on here have not listed REO yet, but those of us who have might actually enjoy a little more light-hearted posts from time to time. What's wrong with it?

You know you're an REO agent when you have started subscribing to the newspapers from every county you serve, and read little except the trustee sale notices.

I sold 45 REOs last year.

Look at the top of the page and you all will see the words "Real Estate Idea Center". This is about sharing good ideas and knowledge with other agents. Not talking about hookers, crackheads and other nonsense. Otherwise why don't we start topics on new release movies and there impact on today's children. Or most hated celebrities or even what we ate for dinner last night. These topics are about as useful as this one.

I had one of the most hated celebrities over for dinner last night to watch a new release dvd. All they wanted to do was find some crack and a hooker! Geez.. it's tough to find a good celebrity these days!

you keep vicks vaporub in your car, so you can wipe a bit of it under your nose to mask the smell in houses.

You know you're an REO agent when... you roll down the window of your car to take your BPO pics and the smell from the house crosses the street and almost knocks you over. (that happened to me today)

You know your an REO agent when...50% of your day is spent doing bpos, submitting bills, doing property updates, contacting contractors, and communicating with asset managers.

you know your are a reo agent when...... as you drive down the street, for your 1st check on the new pre market listing . you dont look for the address... but rather looking for the porch with all the young guys hanging drinking 40's.....lol

I think this is a great topic...

Even a couple of national REO organizations and REO publications have contests called "REO Horror Stories" or "REO from Hell"; where they encourage members and readers to send in their worst REO stories.

I definately think there is a place on this blog for such a topic, and guess what - the topic and comments ARE related and relevant to real estate.

So keep them coming...

Yeah, but the day after you contribute (or start), you jump on the chance to list another REO and start making a list of all the investors you know or people who are looking for "fixer-uppers" to call the moment the listing comes through.

Went to do an occupancy check and knock on the door and say, hello, and the guy looks at me and says...no...not again...I say, Hi Carl. Yep. The third time this tenant has gotton stung by some rotten landlord. So...we're doing another CFK's together!!

No, he has a pretty good job. He just needs to pick better landlords. We had a good laugh over it anyway.

You know your a reo agent when... you realize your aren't looking at the mls to see what zip code a property is because you already have a hundred different zip code zones memorized.

You know you're an REO agent when someone calls about a listing, and you aren't willing to spend much time with them because you recognize the name from a previous REO you sold 3 years ago, and the interior you did last month...

Or when you use that data to see how long it has been vacant... LOL!!

When your kids want to go with you incase there is anything left in the property that will be discarded... LOL!! Or when your kids make a real good living cutting grass and snow removal. Or when investors working with other agents call you first to see what might be coming up on the market (if only I could steal them away! : 0 )

You cannot have children working on REO properties. That includes lawn cutting and snow removal. Are you serious ddahl? You have kids doing this work.

He's 18 and runs his own business... It is just fine with me. He is earning his own money for clothing and for collage. The 17 year old helps there too... I don't find anything wrong with it if there is not a stipulation from the REO company. There are 2 companies that say it can not be from a family member, the other do not care. Infact 2 preservation companies use them for their services....

They need to be licensed and bonded employees and have a legitimate business name that is licensed in the state that they do business in. Most every REO company expects to have professional people doing the work.

My sons do property preservation work often. License is not required in MO, they have insurance, a registered business name, and do very high quality work. However, even though they are grown and on their own, I still disclose to my AMs that they are my kids. Some allow them to submit bids and work on my REO, others don't. Even when they can put a bid on a property, they don't always get the job, so it's legit all the way. I just wish they would do more of it, so they'd stop trying to bum money off me!

Amen to that Zepyr!! Do you find too that they do better jobs because they have heard us talk about the jobs others do and how it hurts when the homes are left in really bad condition. Plus they know if they do good jobs we will recommend them to preservation companies to use, or other agents. My son’s do it for 2 other agents too.


Anyway, back on the subject... true story... I get a call from Excel Energy (the local e- company). They say they got a call from a guy who was in the process of starting to let his home go back to the bank. He didn't want to pay the e- on the home since he was moving out and it was going back to the bank so he called up Excel and tells them to put in my name... LOL!!! Of course I explained the process but, that was good!

Yes, ddahl, I'm sure they push themselves, in part, so they don't get lumped into the same category as some other contractors. Mine have tried to get in with the other local REO agents, but have had no luck (they have crews they are loyal to, and I understand that). But they've gotten on with a few in other towns off and on, and do a lot of clean-up for construction crews.

I got a call from an electric company clerk once. She saw a home in her neighborhood coming up for Trustee sale, knew it was vacant, and wanted to know when it would be listed, price, etc. Of course, it was Fannie Mae, so i didn't get the listing, but it amused me anyway that people are already getting to know what I do. too bad it got listed too high, or I would have had the sale!
