I came across a small list of different ones out there. I believe they are mostly all IDX systems.

lead street
commissions inc
kunversion
marketleader
real estate web masters
real geeks
real pro systems
tigerlead
zillow/trulia/realtor
zurple
teamleads
boomtown

I called tiger leads since thats what my uncle in Palmsprings uses but the areas around me were bought out. Im supposing these all compete for the same keywords, probably why they are all so expensive.

So if they all work similarly, whats the cheapest? IE which take in less profit for themselves?

I've used Market Leader and they are great to work with but I really didn't like their back end system. You can also purchase traffic from HomeGain and just send it to your own IDX website.

I've just started using AgentJet. We will see how it goes.

Cheap is do it yourself. If your time matters then you hire someone like:

lead street
commissions inc
kunversion
marketleader
real estate web masters
real geeks
real pro systems
tigerlead
zillow/trulia/realtor
zurple
teamleads
boomtown

Honestly you can hire a inhouse person to this for 40K plus 60K budget and make it back 3 times and grow in to a team.

There are free services out there....too that pay as go but get you on level before you need to front cash.

Consider setting up your own sales funnels on the internet, it not complicated. You are solving a problem for the customer. Figure out what their problem is and find a way to solve it with a squeeze page to build your opt in list.

"Cheap" is a relative term. The most expensive leads could cost 1 cent. They're expensive because they suck and they'll never make you any money.

You're better off creating your own sales funnels or hiring a consultant to set it up for you (someone reliable) as opposed to signing up for those lead mills. It's better if you control the quality and type of leads you're getting by tinkering with your own sales process. The ROI is way better in the long run.

The truth is that you need to invest some time and learn how to generate your own leads. Truth: There is no single done for you system that actually works. I wrote and article that was published on Inman last week here http://www.inman.com/2016/01/05/5-steps-creating-magnets-generating-leads-online/

Get your mindset right first and the prioritize.

First you need to understand that you have to build your own list of prospects and then nurture that list with content that they will find valuable.

Second you can attract people that want to get on your email list by giving away what we call "lead magnets". Lead magnets are ethical bribes. The key here is they have to be truly valuable.

The bottom line is that you have to build a list of prospects and then nurture that list. The best way to build a list of prospects is to give them something of REAL VALUE.
