What are some GOOD listing presentations/ I was looking online for some listing presentation that I can download and modify on my own or even business plans.

I would also like to know. I use Powerpoint and design my own but if I can find a better one I will use it too.

A lot of agents get their first listing and they spend hours rehearsing their “listing presentation” talking about how big their company is, what their fancy website does, showing pictures of their family, and going through endless details that the sellers really don’t give a hoot about. Then after 15 minutes of them talking they wonder why the seller’s eyes are glazing over. You would do better to throw your listing presentation in the garbage. Sellers want to see that you’re going to work hard for them. Spend less time arming yourself with information about you and your company, and spend more time arming yourself with information about your sellers and their home. They have a problem, and they’ll hire you to solve it if you’re up to the challenge. Take some great pictures in advance and find lots great selling points for the home. Write a stellar property description, and talk about how you can make their property stand out the MLS. Research schools, traffic patterns, and future growth; talk to neighbors. If you run across a potential problem when you are doing your research, find a solution. Have everything together in a superbly organized file. If you want them to have more information on you and how you market their property, then send them a pre-listing packet.

Make it simple and fast and don't use the 'stock' listing presentation your broker gives to you. Start with the price you estimate their home is worth, (by showing them your CMA) then tell them your fee and how you're going to get that price for them. Give them a rough idea of time frame and away you go...that's it. Concentrate on how you're going to market their home and how confident are you can move it quickly at a good price. You can add a little bit from there but don't worry about talking about your company and all that fluff stuff, they really don't care. I use this method and am batting 1000 so far.

In my company we do two step process first you visit the seller find ouT information on their home take measurements pics etc. I think that you should see a home b4 you do cma. Then we go back with a personalized presentation with the sellers home featured with all the pics you took, cma, average dom amount of homes on the market personalized marketing materials etc. I found that as a new agent this has worked for me because it looks like I took the time to personalize everything to the sellers needs.

Was wondering what program's people are using for their presentations mostly? For example, you can mail merge to Word and Microsoft Publisher (not PowerPoint that I know of.) I like the suggestion of avoiding the stock presentations and developing something that shows you've put the time in on the client. Still, would be interested to hear what tools folks are using.

I have a really beautiful presentation in Power Point that I've never used. Don't waste your time. Spend the time developing relationships instead of develping a presenation.
