Gonna need to do a mass mailing in our area to try and get some clients. I just started and bc we live in the mountains I can't go door to door and many folks up here don't have telephones.

I don't wanna do the normal market analysis, etc..trying to think of much more clever ideas.

Suggestions greatly appreciated!

I think I've told you this before... Offer a free home seller's guide on "how to sell your house in this down economy."

Or, send out 3D mail.

David, have you noticed other agents copying your mailers?

In my area, agents are not creative, and they pretty much copy each other with the just listed/solds and free CMA postcards.

I'd imagine if a postcard was very compelling, they'd start copying the idea.

I haven't seen anyone else copy my mailings.

I was worried about it at first, then I realized most agents don't want to spend the upfront cost of printing and mailing the postcards.

Some agents in my office have asked me about EDDM... I tell them it's dirt cheap (Currently 17.5 cents), but they do a little math and when they see it's $175 for 1,000 postcards they think it's too much money (Plus printing).

Plus, if they did copy the mailing, they would still have to create the home seller's guide. Again, I found out most people are lazy and don't want to put the work in.

So, if you decide to start doing these types of mailings, don't worry about others copying your ideas. The upfront cost will deterrent 99% of your competition.

It's funny how people let the upfront postcard fee prevent them from making more money.
They see the tree and miss the forest.

It's also driven by the constant brainwashing that postcards don't work.

But,
I just calculated the commission of a remax agent here who constantly sends out "Just sold" postcards. Nothing fancy or original. She even tacks on a PhD to her name to sound more important, though the degree has nothing to do with real estate.

Last year, she sold 48 listings, $33 million volume. I imagine she took home at least 2% of that, which is over $600k.

The postcards are a small expense compared to how much she earned.

It is crazy! Most people will never get it.

Spend $500-$1,000 (sounds like a lot) on one postcard... list and sell a $300,000 house and you just generated $16,000 in total commission. Obviously, do your splits, and you still make a hefty profit.

Smart marketing for the Remax agent who tacks on her PhD to her marketing. I'm sure she gets lots of business from other doctors because they have something in common.

Does anyone have a good postcard company that has EDD postcard templates? I want to send a UNDER CONTACT card to my farm for a listing and found a great one but they don't send EDD. Google is not helping at all because it's directing me to companies that need print ready art which I don't have. Any suggestions????

+1 to this. Definitely offer some information they would actually find valuable in exchange for some contact info like an email address. If they give you an email address, that's basically permission to send the more great information that will establish you as a trusted advisor in their minds.

Target short sales and send out mass short sale information to them. I used to get 1 listing for every 6000 sent.
