I received a QC on a recent BPO. All comps are exact models on the same street. Solds, sold for 40k higher than current asking prices. Plenty of actives.
I based my opinion on the actives due to high competition. They want me to bracket the price by the sold comparables. I had to pull some older comps due to lack of recent sales. In a declining market with plenty of competition, how can I base my opinion on the solds?
I added more notes and resubmitted as is. What would you guys do?

That is all you can do, especially since your comps are so perfect...same models, same street--it's a BPO agent's dream. A small tweak IF your values are on the edge is no big deal. But the situation you just described will be something our clients' may start to see more of in these BPO's.

When you resubmitted with no changes in value, that probably gave the rep the reassurance she needed that you had done your homework and were standing by your decision.

Let's see what the others on here say about this, though.

Ugh. Margaret that is killing me here too. I get calls from the QC people asking me to justify my low prices. Typically the only solds are 6 months ago and all the active listings have been on the market for 200+ days with nothing pending either.

It is not a fair value if I base the price on the solds from 6 months ago.

I refuse to change my values. I've had many a fight with the QC people at PCV. They sometimes send over made up comps given to them by the borrower and ask me to use them instead - or send me a 2 year old appraisal and ask why my value isn't the same.

I hope the company bothering you is PCV too. You're close enough to me that maybe when they hear the market is declining from you too they'll start believing me!
