I create a special goodie bag that has candy and print marketing in it. I host an open house every Sunday, and pass out 100 of these goodie bags Sunday morning. It really helps to bring people in, to view the home. A lot of times neighbors just want to look, even if they don't want to buy, I get a chance to talk to them, and usually get their info.

Where do you pass out these goodie bags to? Neighbors?

Hi David
I will usually pick an area that is relevant to the demographic I am looking for, in the same area as the open house.
ex; If I am selling a coach home, the demographic for that style of home is a two child family looking to move up but still need a mortgage helper. I will target townhouses in the area of the listing house. I find this works really well. My investment is low (cost of 100 goodie bags = $40) I always have people from the neighborhood coming into my open houses from the goodie bags.

I have picked up two buyers from recent open houses, and I have just started this marketing idea this past summer. I will be tweaking it as I go and making changes as needed. I am open to any ideas :)

what kind of candy do you put in?

I assume most people don't eat the candy, but they open the bag out of curiosity.

I know I wouldn't eat any random candy left at my door

I usually pick up bulk candy to bring the cost down. My business colours are Blue, so I buy mints (popular flavour)in a blue wrapper to match branding. I also use a decorative blue bag to match branding. The purpose of this is to catch peoples attention.. The picture doesn't show, but I was able to past the link into my browser. Very creative! It would definitely grab my attention.

Did the two buyers you picked up at open houses come from these goodie bags?

On the card, do you direct people to your website for more pictures or a video of the house, in case they don't want to go, or don't have time, to the Open House?

Also, is the picture on the card of the house you are holding open?

I usually try to pass out bags of cookies with a business card attached. I just take a business card and punch a hole in the corner and tie the bag shut with ribbon with the business card strung on the ribbon. I think it's an easy way to get your business card out there with no pressure. A good way to get more people to pick up the bags is lite cookie scented candles.
