I'm assuming you also send the 3-step mailer to them.

You said the response from expireds is great. However, expireds are generally more motivated to begin with.
What about the response rate from those who never listed with anyone?

The headline I send with the stress ball is "Are you stressed out that your home did not sell?" I am targeting expireds only right now with this. Though I can see it being useful for FSBOs who have been sitting on the market for some time.

Right now I have been buying cheap generic stress balls. I have been perusing qualitylogoproducts.com and they seem to have decent pricing on custom logo stress balls or a stress ball in the shape of a brain. I think a stress squeezable brain with a custom logo with my name and brokerage has good retention value for future deals as well. I will try the rush priority envelopes first before I order custom stress balls.

gitmonee, I don't send the 3-step campagin to people who have never listed with anyone before. Sure, I could send them to FSBOs, but the key is finding them, and a lot of the FSBO sites have dated info.

When I send EDDM to the farm area, we usually get less than 1% response, but, we get more leads because we send out over a thousand at a time.

With the expired 3-step campaign, we are picking who we send to (we send to certain areas, above $200,000, etc.). So, we may have nobody to send to for a week and the next week could be 10. So, it's a lot slower going with the expireds, but the response rate is higher.

It's more expensive per lead to go the expired 3-step campaign route than EDDM to the farm area. It costs $8-$9 to go through all 3 steps to one expired listing, compared to $0.34 per house in a farm area.

But, we bank dollars not response rates. Return on Investment is key.

synergy, have you received any leads/listings from the stress balls?? Is it part of a campaign or is it "one and done?"

It's still early in my stress ball campaign but it is part of a 3 step campaign. Postcards, stress ball envelope and will send something 3D as last step.
