I used to prospect at home because nobody in my office cold call prospects (and I wanted to keep it that way), however I find there is a mentality of physically going into the office that if I do this at home, my head is not as much into it so I want to do this out of the office.

However, you can hear everything everyone does in the office, and my fear is that if other agents (especially the new eager ones) hear me start doing just sold/expired calls, they might decide to do that as well. Obviously the less competition the better.

Of course I can always just stick a phone book near me and if they ask what I am doing, I can say im looking in the phonebook, which would make it sound annoying and cumbersome, rather than saying I use Mojo dialer.

What are your thoughts?

your calling farm is so big. why would you be afraid of competition?

if they are too lazy to cold call now, what makes you think the sight of you cold calling will motivate them to start making cold calls?

besides, your competition is from agents from other offices who are also cold calling your area.

I have a question. Anyone of you cold-calling champions specializes in referral business? I consider beginning to refer my leads to top agents in my office, who know how to take a listing, instead of trying to ace this myself. Any thoughts? And, by the way, I'm a leads-generating machine. Virtually. Every time I cold call I make at least 2-3 appointments and 3-5 "in a couple of months" leads. It's the appointments and follow-up that I screw-up in.

Have you considered getting an assistant/administrator to do your followup? Even if they help you part-time, sure beats paying an hourly wage over giving away a hefty %age of your commission.

You know the problem. Why not just fix it? Memorize a killer listing presentation and enough objection handlers to solve world hunger and start taking your listings!

As far as not doing this in the office because other hungry agents will do it? Stop, don't think about that. Cold calling is hard work and an art to perfect. 99% of other agents new or old will not do this. If they do they will stop after failing while they learn. You're giving them to more credit than they deserve. Go in there and kill it everyday and if someone actually does want to learn help them. It will make your office more well known and you could end up getting more listings because your office has more market share. Plus if someone does start doing it and gets good it will force you to get better which will then turn into more listings.
