I'm not sure what you mean by "ideas for a good home inspection," so all I can say is be sure and get a qualified inspector.

Is a home inspection important? Probably one of the most important processes in the transaction.

That's a question that's up to the buyer. I sure think it's worth 200-300 to get one done. I am a realtor and I refer the same guy every time. He's thorough. Goes thorugh everything from the roof on down. I learn new things everytime I sit in on an inspection so certainly a home buyer would. Just be sure the inspector knows his stuff and will be thorough.

We always recommend a home inspection (General, Pest, Radon, etc.).

In the State of Ohio you don't have to be licensed to do an inspection (Not sure what it's like in other states). So... anyone can walk off the street and claim their a "home inspector."

We have a list of home inspectors we give to clients that are ASHI Certified. You can look up home inspectors in any state at their site www.ASHI.org. They have to classes and continue to take classes to be a member.

Kirk, we always recommend at least three inspectors to cover our butts incase the home inspector misses something and the buyer comes back to us saying it's our fault because he's the only one we referred.

I want buy a home and did inspection. Inspector found some minor to major problems. Is it OK to ask owner of the house to fix all the problems? My agent is pushing me to disregard some of them as he is saying the negotiated price is lower than market price. I should be happy with what I am getting. Please advise what should I do.

I'm an Inspector, and I would not ask for everything. It will put the sellers on the defensive and get them to push back. The thing you need to remember is all homes have issues, some bigger than others. If there is something like wood trim that needs painted and caulked to prevent rot, I would not ask for it to be paid for by the seller. Limit your requests to deficiencies like electric or plumbing issues that can become high dollar problems.
