Does anyone here uses short sale door hangers? If yes, can you share how effective they have been and from which company did you order your door hangers.

I find that approach to be crass and it ignores the complexity of the situation. I don't think there is such a thing as a mass produced "door hanger" that can deal with the individual home owners. You have to tailor an "entrée" that's both comfortable for you and also works with the local sensitivities of the people you've carefully identified to be in this unfortunate set of circumstances. To say each one is different would be an understatement.

These people don't need to be told that they're in financial difficulty and everyone else (including a stranger) knows about it. However you came to discover that they are upside down, most will consider this an invasion of their privacy.

Please have the courtesy to speak to them directly; not deal with them from a "safe distance". Develop a way to personally approach them in a polite manner; otherwise, leave them alone.

Thanks for your input. However, I don't think my approach will be crass as I would tailor my door hangers to be more educational. My plan is to educate homeowners on what options are available to them if they are having difficulty making their mortgage payments. So, whether they decide on a loan modification, forbearance, a deed in lieu or a short sale, I would like to be their go to Real Estate professional. I think the door hangers is one way of introducing one-self to the community as a specialist in the real estate market, helping distressed homeowners, building relationships and of course generating business.

That's all well and good . . . . but I don't think a "door hanger" is an appropriate way to tell them:

"I've heard that you're having financial difficulties. I'm here to help you."

But try it, and see what kind of response you get. I suspect that you'll soon learn that breaking the ice and introducing yourself 1st, (in some other way) . . . . will be more comfortable for you and less irritating for them.

You have to carefully empathize with them. A "door knocker" from some heretofore anonymous salesman probably isn't the best you can do as a tailored first step.

Regardless of how you choose to approach the people in these circumstances, it isn't easy. That's why so few people do it. It'll be uncomfortable for you, and embarrassing for the Owner.

Still, if you're sincere in wanting to be of assistance, you'll do well, and you'll feel good about it. Good luck.

In some places it is actualy illegal to post door hangers. I know where I sell real estate we can not place door hangers.

Im gonna have to agree with Vermont on this one.

Then consider this. If you flooded my neighborhood with this hanging, and I was seriously considering selling my property (non shortsale) I would likely not call you, i'd use a regular agent.

Okay, so far most of the responses are anti-dooor hangers and considering that this is a short sale forum and most market is short sale and REO driven, the guestion then is, what are the successful short sale agents doing to generate business if the door hanger is not a good approach?

REODayton, I agree with you that if I put myself out there as a Short Sale Specialist, then maybe a homeowner looking to do a traditional sale would choose not to use me as their agent and I am okay with that because those homeowners are now in the minority. The greater need right now in my market is Short Sale and with limited funds for marketing, I need to spend my money where there is a greater return.

TulRE, fortunately, in my market, door hanging is not illegal.

Kyle, most of my marketing has been business card and calendar distribution but I think Short Sale requires a completely different approach and I am open to your suggestions.

I know of some agents who check the County clerks office for Lis Pendens filings and do direct mail that is generic as opposed to "Hey I see you are about to be foreclosed on let me do a short sale for you!"

One of the best letters I saw was a general introduction and after they listed that they did conventional resale the put that they did short sales and they had an explaination of a short sale, what it can and can not do, and what to expect with one.

Thanks for your input. Checking the county clerk's office for Lis Pendens filings would certainly work if I live in a Judicial state. In Georgia, which is a non-judiical state, there is no court intervention. So, when a loan goes in default, a homeowner can go from pre-foreclosure to foreclosure in approximately 3 to 4 months. The idea then is, to make contact before they are that far gone, as the foreclosure process move so much faster here. Now, I actually like the idea of the general introduction and interjecting somewhere in that letter that I also do short sale. That is a great idea. Do you have a copy of that letter that you could share?

Door hangers are good business promotional approach,yes short sale door hangers are effective ,i used them a year ago for my business and i got good result.
