We found a really really nice bank owned home that is in our price range. It's a Fannie Mae Homepath. My credit is good, about 730. My husband's however is not. He had a 632 last time we checked. Our lender needed to get his credit score up to a 640 to get an FHA loan. We still aren't sure if it's there yet as we haven't heard back from her since he cleared up some debts and I added him as an authorized user to my credit card.

I have been reading that you need to have a 660 to get a Homepath. You can get one with a 620 score but it requires 20% down, which we can't afford. I don't suppose one spouse having good credit is good enough, huh? Is there any way around that other than just me dong the loan on my own?

Can you be on the mortgage without your husband? I would definitely recommend you consult with a mortgage officer. If this home did not work out, they can help you too raise his credit score to give you some more options. Good luck!
