Well lets see. I emailed our agent this morning asking him if I had it right about how the closing costs work and saying how I thought it worked. That was at 10 AM. It is now 7PM and I have not received a response and most likely won't because if he doesn't respond within a few hours, he won't. He was going to call the seller directly to ask about the plumbing issues. We've heard nothing about it. We initialed the last of the paperwork yesterday before it could go into mutual agreement. Are we now in mutual agreement? Who knows...we haven't heard if it's been sent back yet! Can we now schedule the inspection? Who knows, because we don't know if we're in mutual agreement yet and if the clock is ticking down for the 10 days we have to do the inspection!

Oh what fun it is to be in the dark with the biggest purchase of your life!

You'll need to get the short sale approved and then your offer approved by the lender first. As I understand it, you've only got approval from the borrower (homeowner) but not the lender and that borrower's approval doesn't mean anything, other than he's not looking for more offers at this time.

Nope not the way our agent is working. Our offer was approved by seller (actually lowered $11,000 by the listing agent to the pre-approved price!) and our agent is all about getting us in to do the inspection within the next 10 days before it is waived. Lender be damned!

Should I assume that we are in mutual agreement with the sellers? Does just having both signatures on the purchase sale agreement make it so? The sellers signed the purchase sale agreement on Sunday night and it was sent to our agent. Our agent emailed the agreement to us Monday morning (this is with the price reduction noted by listing agent which was initialed by the sellers) and asked that we go in on Monday afternoon to initial the price change. He wasn't in the office Mon. afternoon so his asst. helped us. She put the papers on his desk to be sent out to the listing agent on Tuesday morning.

Our agent did not respond to my email yesterday about closing costs, nor has he replied yet to my husband's email about the mutual agreement. So are we a day into it, 2 days? It would be really great to know since the clock is ticking for us to get the home inspection done within 10 days of mutual agreement. And yes, it says in the paperwork that inspection is to be done within 10 days of mutual agreement between buyer and seller, not mutual agreement with the lender.

Have you already chosen the Washington Attorney you'll use for this transaction ?

Now might be a good time to bring him/her on board . . . . s/he may be able to contribute something to easing your plight; and give them a "head's up" regarding what's coming down the pike.

Maybe in your area you can save some money by not having legal representation; but as a 1st Time Buyer, you should want that Legal Protection. Already, you're operating without your own Agent (Buyer-Broker). Your comments and questions here on this Forum indicate that you would benefit from having "someone" on your side.

You keep referring to the agent who's working with you as "our agent" but legally, he IS NOT your Agent, and you ARE NOT his Client; you're a mere Customer. So right now, you're flying solo !

But the "biggest purchase of your life" is not the best place to go off on your own without an Attorney . . . . why gamble ?

Most Bar Associations have a program that allows un-represented potential Clients to obtain an initial hour consultation for free; just to see if you perceive some benefit from having your own Lawyer. Better safe than sorry !

Around here, going without might be considered Penny-Wise and Pound-Foolish.

We don't use attorneys on the West Coast, we use title & escrow companies for closings. Of course the OP can seek legal counsel regarding their contracts for review or any other concerns, but not necessarily closing on the house.

It sounds like the OP has mutual agreement and needs to get their home inspection scheduled. You should call your agent or their assistant and ask for a couple of home inspectors recommendations and then get your home inspection scheduled, as you also have to have time to review the home inspection results and go back to the seller with any items that may need to be addressed within in your allotted time in the contract.

I would also call your agent's assistant and ask if you are going through him/her to contact the seller to let them know the time and date of the home inspection. Will you agent be at the home inspection?

Perhaps your agent works with an assistant that handles processes after the contract has been ratified and that is who you are dealing with until closing.

By the way, to the OP, if you are still not getting any answers from you agent, call the broker of your agent's company. The broker is ultimately responsible for every contract that goes through their office and should be able to resolve any concerns or issues.

We are having our inspection today. Our agent called us on Thursday and told us he was able to schedule his guy for this morning. The agent will be there for the entire inspection process and we will show up for the last 1/2 hour or so so we can go over things with the guy.

Our paperwork shows the seller marking as there are issues with the plumbing. Ever since we got the signed paperwork back last Monday our agent has been trying to get in touch with the seller to find out exactly what those issues are. He said he has yet to get in touch with him. First the listing agent can't get in touch with the sellers for a week to sign the purchase agreement and now after almost a week the agent can't get a hold of them to find out about the plumbing. The sellers are not being cooperative!
