Hello everyone. Not sure if i'm in the right forum but I need some advice. I bought a new construction home and just made an appointment for my first walkthrough. They referred to it as the frame walkthrough.

I'm no expert so I am asking everyone here for some pointers on things to look for while doing the walkthrough. I'm pretty paranoid at this point because I here about all the nightmares of folks finding out about poor contractors doing poor jobs only to find out months later when things start to fall apart. I want to avoid this as much as possible.

Any tips on what things to watch out for would be greatly appreciated. thank you

The best advice that I can give you is to hire a construction phase home inspector. The inspector can supervise each phase of construction and also enforce time deadlines. If there are things that you want to make sure are done like drywall finish, paint, carpet, electrical, plumbing etc. are done right and on tim, then write out a list and hand it to the inspector. If the construction contract states certain phases of construction are going to be completed by a certain date, the inspector can oversee the project to make sure contractors are keeping the schedule. After each visit the inspector will hand you a checklist of things that were completed or need attention. Here is where you can find a construction phase inspector www.overseeit.com

YES ^^^^^^

Take Darrul's advice and pay the money to walk through it with you. This is an invaluable opportunity to see if everything is being done correctly. DO NOT SKIMP HERE!

Echoing the other suggestions: hire a professional home inspector. Theres a lot to know/learn, and trying to wing it on your own can be a costly mistake.

I think Darrul's reply is already the best answer to your question. I agree that you should leave the inspection to the professional.

Don't worry. Get a home inspection done. Let the professionals take care of all the problems. Just tell them what you want & how you want it done. laugh
