Have never paid for leads except on AdWords where the results were less than stunning. I've heard from others who feel that, T and Z are just as ineffective.

So much of online lead generation is about; capturing the contact information (landing page), contacting the lead immediately (within first 2 minutes of lead generation), and arranging an appointment to go view the listing they're interested in, immediately, so that you build a relationship with the lead, along with adding that lead to your automated drip campaign, and MLS automatic property profile email campaign.

If an agent does not do all of these things with their leads, it is extremely hard to judge how effective the leads are.

Tried using several years ago to generate leads. Found majority were not useful. After a year, I succeeded in converting only one lead. Total number of leads: 115.

They gave me a free trial period and I only got several leads for one of my rentals. Nothing for my sales listings so I was not impressed. My previous broker use to get leads that they would pass on to the realtors on floor and they were all low priced listings.

I wouldn't pay for leads from somewhere that is only interested in quantity, not quality.

You're better off building your own lead capture platform (as others have said).

One of the best parts about that is you can tweak it to only get the clients you want. For example, you can write a web page to capture leads from only first time buyers if that's who you want to go after. Or you can revise it or create another one to capture family members of the elderly who are downsizing etc.

It's not just one big catch-all net that catches a couple fish, some rotting algae, some rubber boots and a couple of minnows.

Build one yourself or have a professional do it for you. It takes some time and research but it's well worth it in the long run.

I have used Zillow and Trulia and not had much luck with them. They understand the value of their leads and their prices are set to improve their ROI and minimize yours.

If these leads were great, you would never be able to purchase these leads. If they were great, Realtors would never drop the service and you would not be able to purchase them.

Just my 2 cents.

They have changed. I had a long standing relationship with My new rep was a young man who has probably never been in sales and has been placed in a boiler room where he has been told to sell sell sell and never mind the customer. He didnt care about me only called me to upsell me. When I wanted to speak about concerns he became rude and unhelpful and hung up. He didnt care that I left Realtor,com when I explained how unhappy I was with the leads and with his service. This is the NEW Realtor,com.

AGENTS WORK HARD they deserve better than this. STAY AWAY!

Has anyone bought zip codes on recently? I was under a team recently and she pays for like 30-40 slots and seemed to get a good amount of leads. I actually put one under contract last month. (only there for a very short time) Now I'm on my own and considering buying some myself for about $800-$1000 a month. They are saying I should get 40 leads per slot per year. If I can close 5% of them the profit is about 7x based on our average sales price.

If you have bought zip codes in the last 12-24 months please respond with your experience. If you are going to tell me to do my own lead gen I will be doing that too so please don't respond. Not trying to be rude but I am looking for people that have experience with zip codes. Thanks.
