seems like I can't find many rental properties in TN around Gatlinburg and was wondering if many realtors handle rentals? or are most rentals direct with a landlord without a manageing agent? About 80% of rentals here in australia are through an agent to avoid problems, they charge the landlord a management fee per month.

I'm in Nashville about 4 hours away from there. There are TONS of rentals in Gatlinburg. Many are handled by agents but they deal mostly online. I'm surprised you're having difficulty finding them.....Google "Gatlinburg Cabins" or "Gatlinburg Rental Cabins" and you should find thousands. There are not many traditional homes in Gatlinburg, almost exclusively cabins or condos. You can also check out VRBO.com and homeaway.com. I've never had an issue with a rental.

I'm mainly looking for a long term rental, 6mths to 1 yr not a holiday rental, should have said that in my post, sry.

Ah, OK. Many rentals are handled by agents however you'll be hard pressed to find an agent to help you find a rental - there's almost no compensation for it. Unfortunately you'll have to contact the specific agents who are managing the properties you're interested in. Your best bet is probably the Knoxville Craigslist or Tri-cities Craigslist.

If you can't find apartments in Gatlinburg, TN, why don't you try searching in Texas.. There are lots of rental properties in some regions there like in Del Rio, and Eagle Pass.

Yes, many landlords use the service of real estate agent, cause they help make a property more marketable. However, there are still a lot of properties that are rented out by private landlords without professional help. Search property listing sites. These are a bunch of them nowadays. You can also ask broker for help to find the property that will meet your requirements. And be sure to discuss fees up front.
