Hey everybody before I use to just browse and share my ideas before my license. I am with Remax now and you can say it has been 5 days since I have been going to my office. I couldn't figure out how to start, so I been following the just listed script from Mike Ferry around one of the companies listings. I made approximatly 50 dials and I talk to like 15 people today and had maybe 2 people that said they have a relative looking for a house.

What is the best way to generate business around just listed and just sold and how effective is calling around the neighborhood. Does anybody have any tips on how I should start to get things going?

Great advice. Door knocking can be surprisingly effective. I highly recommend it!

Also: have something to drop off with the people you talk to (and don't talk to). You can also ask if they know if anybody in the neighborhood is thinking about moving as well.

Make sure you approach it from a "helpful" standpoint, and not a sales standpoint.

You're there to serve, not sell.

Great start! Just listed/just sold is very similar to cold-calling, meaning to generate "now" business you need to make MASSIVE numbers of contacts. 15 contacts a day is a great start, but will more than likely generate "future" business (sell my home next spring, when kids are out of school, etc). If you're going to stick with JUST this method of prospecting I think you need to shoot for AT LEAST 50 contacts per day, and more is better.

If you need to generate business now, For Sale By Owners and expired listings are the way to go. Yes, they're competitive, but you only need to win a very small percent of the time to be successful in this business. For expired listings, go back 6, 12, 18, or even 24 months to the ones that never re-listed. The market in many areas has improved, and that might have been what they were waiting for. NO ONE is calling these older expired listings. If you can't get phone numbers, knock on their door. Use the MFO script, but modify the intro:

"Hi this is _____ with ______. Your home was on the market back in _______ and I was wondering, did the home sell or is it still available?". Then roll into the rest of the script - "If you sold this home, where would you go next? Yada yada yada".

You're off to a great start! Most agents wouldn't do what you're doing to start off. Keep it up! Best of luck!
